About KODO

KODO is a boutique real estate brand dedicated to creating homes that feel open, natural, and timeless. From hillside villas to boutique resorts in Lombok, we design spaces where light and nature are always at the center.

We are not a mass developer. Instead, we focus on boutique-scale communities, carefully crafted with international design quality and a deep respect for their surroundings. Every home is built to last, with honest materials, thoughtful details, and a sense of balance.

Our goal is to make premium island living both accessible and meaningful. Whether you are an investor looking for long-term value or a resident searching for a place to truly belong, we build homes where people feel at ease and connected — to nature, to community, and to themselves.

Toomas Tartes

FOUNDER

My path has always been shaped by a search for clarity and simplicity — a belief echoed in Steve Jobs’ idea that “simplicity is the ultimate sophistication.”

I began as an architect, learning how to design spaces that are both beautiful and functional. I then spent over a decade in digital design, creating products used worldwide and refining my eye for usability and detail.

With KODO, I’ve returned to building homes, bringing together everything I’ve learned about purposeful, thoughtful design.

Why We Do This

We believe a home should be more than four walls — it should feel alive and welcoming. We build smaller, design thoughtfully, and respect the land and community so our homes endure with quality and care. We’re not aiming to be just another developer, but to create places where people can truly live, connect, and belong.

Lombok,

the location

Often called Bali’s little sister, Lombok is a place of white sand beaches, rolling green hills, and a calm rhythm of life. Sunsets spill across the hills and bays, while Mount Rinjani — Indonesia’s second-highest volcano — stands as a wonder of nature, watching over the island.

What I love most about Lombok is its mix. The south, especially around Kuta, has world-class restaurants, great roads, and the Mandalika MotoGP circuit that puts the island on the global map. Yet just minutes away you’ll find untouched coves, quiet surf spots, and villages where time seems to slow down.

It’s this balance — between nature and comfort, tradition and growth — that makes Lombok so special. It feels like a place where you can breathe, belong, and still be part of something that’s only just beginning.
